The meeting will be held in the cul-de-sac located on Boston Harbor Ct.

Attention: The board is still accepting nominations for the 2025 / 2026 board. As of 9/16/2024, we have not had anyone except a nomination.
We have received a few questions regarding the commitment involved with serving.
The board is responsible for many things. However, most take little time to complete.
One task is Paying the bills. There are just a handful of monthly invoices; Ameren, water, lawn care, and lake services. There are also a few yearly bills, including GoDaddy (Website) and Insurance.
Someone from the board will update the budget each month. The new City & Village portal makes this task easy.
We have developed a monthly task calendar outlining the board's monthly responsibilities. This resource will guide the next board and serve as a valuable reference for future boards, ensuring continuity and efficiency.
Of course, the board is responsible for enforcing the covenants. A Google document tracks every violation homeowners submit, and an accompanying Google doc tracks the board's action or response to those submissions.
We have completed most items that had either been neglected or needed to be addressed. Examples include correcting the retention pond off of Tinsmith, removing a handful of dead or dying trees, Cleaning out the detention pond of Feise Rd, fixing the monuments at the Mexico entrance and fixing the light on the flagpole. A dead pine tree near Feise Rd still needs to come down, and the lake off Washington could use some more rock. Other than that, there's little left that needs immediate action.
Someone on the board manages the website and answers emails. Neither requires much of my time.
There is an annual spring meeting and a required fall meeting.
The board recruits homeowners to serve on the Beautification, Events, Code Enforcement and Architectural Committees.
The current board is also committed to ensuring a new board receives proper training and support during a transition.

Attention Homeowners: Just a friendly reminder that nominations for the 2025-26 board are currently being execrated.
Nomination forms were mailed to each homeowner's home. Those forms can be emailed to patriotslandingtrustees@gmail.com or hand delivered to any of the three current trustees.
What would would happen if no one wants to serve on the board?
Simply put, if you no longer have a functional Board, then the Association itself can no longer work the way it’s supposed to. Indeed, with nobody willing to serve on the Board, there will be no one left to transact business, make contracts, sign contracts, or make general decisions about the direction of the HOA. Additionally, the absence of a qualified Board means there is nobody who has the legal authority to pay vendors or collect dues and special assessments.
So what exactly occurs in homeowner and condo associations that lose their entire Board membership?
If there is no Board in place, any HOA member or HOA creditor may file a lawsuit against the HOA. Once it is determined that there is nobody authorized to serve as the HOA’s representative, the court will likely appoint a receiver, whose job is to conduct business on behalf of the community.
This is not an ideal solution. For one thing, receivers can be quite expensive, sometimes charging more than $200 per hour, just to handle the tasks that your duly elected Board would have done for free. The receiver’s cost will likely be passed on to homeowners, meaning there will probably be an increase in dues or another round of special assessments.
Another problem with receivership is they generally scare off potential home buyers and lenders. This, in turn, can cause property values within the community to take a downturn. Meanwhile, the HOA may lose its insurance coverage. Common area maintenance will likely fall by the wayside. All HOA members will be exposed to civil action, with little option for defending themselves against any kind of legal action. The consequences are endless.
Receivers will usually be left in place until a suitable Board can be put elected. In some cases, the court may even mandate that the receiver remain in place even when homeowners express a willingness to serve on the Board. Again, this is far from an ideal situation for those who live in the HOA.
We say all this to say, we need three homeowners to step up and serve on the 2025-26 board. If that's you, please submit your nomination form today!

Dear Homeowners,
Homeowners can now register for the Homeowner’s Portal via our new software. You will be able to access your account information and balance. Make secure online payments by credit card or e-check and view your association’s governing documents. Account balance information will be loaded in the first week of May 2024.
The Board will have access through the same portal. Via the board portal, the Board can access one year of financial reports, our current contract with the HOA, the HOA's W-9, and our governing documents. The Board will also be able to run a real-time delinquent report.

Hats off to the Beautification Committee for all of their hard work this spring. They cleaned the monuments, planted flowers at the front entrance, fixed the flag pole light, and worked with Ameren Missouri to paint the light poles throughout the neighborhood.

Attention Homeowners:
The annual Patriots Landing Subdivision Yard Sale is scheduled for Friday, May 17th, from 4 to 8 and Saturday, May 18th, from 7 to noon.

The 2021 - 2022 board created a covenant change request form and a covenant change committee. The committee gathered homeowner's requests and submitted them to the board. The board looked to Martin, Leyhe, Stuckmeyer and Associates for guidance. One, to see if the covenant committee and covenant change form were allowed by our covenants, and two, how to change our covenants properly. They agreed that both were okay and advised us to follow the covenant's direction in Article X - General Provisions #5.
We then had the law firm draw up the proper legal instrument to present to homeowners. Those instruments were walked around the community for owners to read. If said owners agreed with the proposed change, they could enter their name, address and signature on the legal instrument prepared by Martin, Leyhe, Struckmeyer and Associates.
We collected a majority (244+) of the owner's signatures, as outlined in Article X, to amend the covenants. And according to the covenants, no vote is needed. An owner approves the change by signing the instrument prepared by Martin, Leyhe, Stuckmeyer and Associates. The amendments were recorded with the Recorder of Deeds of St. Charles County, Missouri.

The board recruits homeowners to serve on the Beautification, Events, Code Enforcement and Architectural Committees.
The current board is also committed to ensuring a new board receives proper training and support during a transition.

Attention Homeowners: Just a friendly reminder that nominations for the 2025-26 board are currently being execrated.
Nomination forms were mailed to each homeowner's home. Those forms can be emailed to patriotslandingtrustees@gmail.com or hand delivered to any of the three current trustees.
What would would happen if no one wants to serve on the board?
Simply put, if you no longer have a functional Board, then the Association itself can no longer work the way it’s supposed to. Indeed, with nobody willing to serve on the Board, there will be no one left to transact business, make contracts, sign contracts, or make general decisions about the direction of the HOA. Additionally, the absence of a qualified Board means there is nobody who has the legal authority to pay vendors or collect dues and special assessments.
So what exactly occurs in homeowner and condo associations that lose their entire Board membership?
If there is no Board in place, any HOA member or HOA creditor may file a lawsuit against the HOA. Once it is determined that there is nobody authorized to serve as the HOA’s representative, the court will likely appoint a receiver, whose job is to conduct business on behalf of the community.
This is not an ideal solution. For one thing, receivers can be quite expensive, sometimes charging more than $200 per hour, just to handle the tasks that your duly elected Board would have done for free. The receiver’s cost will likely be passed on to homeowners, meaning there will probably be an increase in dues or another round of special assessments.
Another problem with receivership is they generally scare off potential home buyers and lenders. This, in turn, can cause property values within the community to take a downturn. Meanwhile, the HOA may lose its insurance coverage. Common area maintenance will likely fall by the wayside. All HOA members will be exposed to civil action, with little option for defending themselves against any kind of legal action. The consequences are endless.
Receivers will usually be left in place until a suitable Board can be put elected. In some cases, the court may even mandate that the receiver remain in place even when homeowners express a willingness to serve on the Board. Again, this is far from an ideal situation for those who live in the HOA.
We say all this to say, we need three homeowners to step up and serve on the 2025-26 board. If that's you, please submit your nomination form today!

Dear Homeowners,
Homeowners can now register for the Homeowner’s Portal via our new software. You will be able to access your account information and balance. Make secure online payments by credit card or e-check and view your association’s governing documents. Account balance information will be loaded in the first week of May 2024.
The Board will have access through the same portal. Via the board portal, the Board can access one year of financial reports, our current contract with the HOA, the HOA's W-9, and our governing documents. The Board will also be able to run a real-time delinquent report.

Hats off to the Beautification Committee for all of their hard work this spring. They cleaned the monuments, planted flowers at the front entrance, fixed the flag pole light, and worked with Ameren Missouri to paint the light poles throughout the neighborhood.

Changes submitted after April 1st will be reviewed by the board in 2025.

Attention Homeowners:
The annual Patriots Landing Subdivision Yard Sale is scheduled for Friday, May 17th, from 4 to 8 and Saturday, May 18th, from 7 to noon.

The 2021 - 2022 board created a covenant change request form and a covenant change committee. The committee gathered homeowner's requests and submitted them to the board. The board looked to Martin, Leyhe, Stuckmeyer and Associates for guidance. One, to see if the covenant committee and covenant change form were allowed by our covenants, and two, how to change our covenants properly. They agreed that both were okay and advised us to follow the covenant's direction in Article X - General Provisions #5.
We then had the law firm draw up the proper legal instrument to present to homeowners. Those instruments were walked around the community for owners to read. If said owners agreed with the proposed change, they could enter their name, address and signature on the legal instrument prepared by Martin, Leyhe, Struckmeyer and Associates.
We collected a majority (244+) of the owner's signatures, as outlined in Article X, to amend the covenants. And according to the covenants, no vote is needed. An owner approves the change by signing the instrument prepared by Martin, Leyhe, Stuckmeyer and Associates. The amendments were recorded with the Recorder of Deeds of St. Charles County, Missouri.
